A simple explanation
Coconut oil contains medium chain triglycerides (MCT). A diet that contains MCTs is digested very quickly. Your body goes on to use this fat as fuel or energy, rather that storing it and adding to the overall fat content. The best comparison of MCTs as a source of energy is carbohydrates - being digested, it does not flow into the bloodstream like other fats. And so, the fat in coconut oil is not added to the fat cells, nor do they add to the body's weight.
Moreover, MCTs stimulate metabolism because they are the fuel from which the body produces energy. In the process, the body increases its use of calories, resulting in a higher rate of burning of calories that are contributed by other foods that we eat. Studies have further shown that the boost in metabolism from MCTs in coconut oil is effective upto 24 hours after a meal cooked in coconut oil.
